I speak for designers, especially in the home design and construction industry. Precious time is spent developing designs and construction documents. These plans and specifications are the property of the designer and require permission to use.
Redrawing plans from the web, a plan book, or reusing old plans is derivative work. In the past, I have declined work to redraw an old set of plans. I directed the client to the architect listed on the drawing to get permission to use or modify the drawings. In reality, it would have been better for the client to come up with a list of project requirements, for a specific site, and discuss it with a professional designer. There is a definite place for pre-designed plan sets. A starter home that primarily needs affordability and the ability to add on or resell in the future is an excellent reason to buy a stock house plan. Another is a large home with a compressed schedule to streamline planning and get building sooner.
All plans are licensed for one build and are the property of Plan House, LLC. An exception is a license to build multiple copies, often with stylistic changes, for subdivision home models.
Pre-design plans are sold as-is. Any deviations from the design or conditions set out in the plans are not the responsibility of Plan House, LLC.
